Summary:Real estate investment is gaining popularity among investors in Malaysia. More and more investors are holding large number of properties as a single form of investment. This dissertation is a study on portfolio mangement with emphasis being given to the aspect of performance measurement and how it can be carried out and adapted to suit the investment environment in Malaysia. This study attempts to look into the evolution of the concept of portfolio management and its application to real estate investment in Malaysia as well as to determine the importance of practising portfolio management. The study further seeks to identify the intrinsic factors affecting the performance of a real estate portfolio in Malaysia as well as the portfolio investor and subsequently nalyses the investment strategies applicable to portfolio management.Next, the study looks into the application of the various methods appraisal, performance measurement and performance improvement measures related to a specific real estate portfolio. Here specific reference is given to the usage of the internal rate of return as an important performance measurement tool and its implications on portfolio management. Finally a conclusion is drawn as to the prospects, advantages and disadvantages of practising portfolio management in Malaysia and its implications on real estate performance measurement, portfolio investors as well as professionals involved in the property investment sector. The role of valuers willbecome much more dynamic and analytical with the widening practice of portfolio management and in many circumstances attract more risk.
