Summary: | The purpose of this dissertation is to study the urban land use pattern in Seremban and in particular attention has been directed towards it development. Analysis is concentrated on the Seremban Municipality area which covers an area of 1106.2 sq km. Chapter I dealas with the objectives of this dissertation and its scope of study. It alsi introduces the geographical features and historical background of Seremban. Land use in general is discussed in Chapter II. This chapter also deals with the theoretical framework for urban land use development and with factors affecting the land use pattern such asa location, accessibility, polpulation and income. Under the residential land use (Chapter III), it traces the price mechanism ie. demand and supply facatfacators which affect the housing market. In this context, a study on its distribution, present housing type, the low-cost housing and squatters problems are also dealt with. The future of housing in the study area is another important aspect discussed here. In chapter IV, for the purpose of studying the commercial land use, the Seremban Municipality is divided into a level heirarchy of commercial centeres ie, the regional, major and local centres. Teh commercial activities are divided into 3 different aspects retailing, wholesalaing and office. It goes on to discuss the developemnt of the aspects in terms of their past and present performance. The future pattern of this land use is also discussed. Chapter V deals withe industrial land use. This is followed by the study of its distributuion and demand factor. Unlike the two types of land use mentioned earlier, the discussion of the past and present trend of industrial development is divided into three phases. The first phase was in the early 70's, the second phase was in the middle of 70's while the third phase is in the present 80's. The growth of this land use is also discussed in terms of its added value and the generation of employment. The future of this land use is also attended to.The growth of the Town Centre which is the focus of transport system and commercial activities is another important aspect and this is dealt with in Chapter VI. In this chapter, some proposals are put forward to improve the situation in the Town Centre. Chapter VII deals with the analysis of land values, while Chapter VIII is the concluding chapter.
