Description
Summary:Thegolf is a specialised form of real estate. The local golfing industry withinthe past few years have endured rapid growth and as it runs parallel tothe tourism policy of the country, the goverment has encourage development in this field. The number of golf course being developed in the country bears evidence of the fact that the golf popularity is not only growing as a game but as an intvestment as well. Therefore as more of these specialised form of properties enter the property market, then valuers will have to look into the valuation aspect of it. It seems quite clear that this is no simple day to day valuation but rather a difficult process involving many complex problems. In the dissertation, the writer looks into the major problems faced by the local valuer in conducting golf course valuation. As there are difficulties in obtaining data due to reason like confidentiality of data and no market transactions, therefore a solution to the problem would be to introducea Multiple Regression Analysis model to predict the membership fees based on the characteristic of the golf course.
