| Summary: | This dessertation is a study on the growth of Batu pahat. It attempts to elaborate on the various stages of development of landed property which has taken place over the years and which constituted the physical expansion of Batu Pahat town. In so far as this topic is concerned, the scope of study will be limited to the area bounded by the Town Council of Batu Pahat. The introductory part provides a description of teh town in general. The objectives and scope of study of the various types of properties are alaso dealt here. Chapter 2 traces the historical development of Batu Pahat. The relevance of teh theories of growth are adopted as a basis to explain these developments. it will further justify the pattern adn the extent of growth. Chapter 3 attempts to aply location theories into the structure of land use developemnt in batu Pahat. The contributory factors responsible for the development of landed property of Batu Pahat are treated here as well. Chapter 4 deals with teh distribution of residential properties with a special reeference to the factors of demand and supply in the housing market. Tnen, it touches on the various types of residential properties with a special mention made on the problems of sub-standard housing as well. Chapter 5 is concerened with the distribution of the various types of commercial properties. This chapter also reveals the problems posed by Rent Controlled premises. Chapter 6 discusses the distribution of the various types of industrial properties. A study of tthe distribution of agricultural land useand development properties is considered in Chapter 7. Chapter 8 focus on the trend and pattern of land values of diffferent types of land use. The closing chatper integrates the earlier materials and points to the direction of growth of Batu Pahat inforeseeable future. This chapter will make a forecast upon the future expansion of the town in general. |
