In fact, all retailers welcome the presence of a wellknown anchor tenant; some even consider that a certain well-established anchor tenant in the centre is a pre-requisite to their taking up a shoplot. Securing a reputable anchor tenant can be seen as part of a marketing tool to attract other retailers. Hence, in this special project, the reader is given an insight into the roles and function of an anchor tenant in a shopping centre. The early part of this special project explains the theoretical perspective of anchor tenants, their roles and function, the types of shopping centres and the types of tenants in a shopping centre. The later part of this special project dwells on the selection process of anchor tenants and the negotiation of rental terms with them. Views of customers in the shopping centre as well as the retailers regarding the importance of anchor tenant to a shopping centre is also carried out and analysed. The conclusion of this special project is then made based on the summary of findings carried out. The writer has also suggested matters which need further study. |
