Summary:In these recent years, Malaysia has achieved high performance in manufacturing industrial sectors. This is as a result of steps taken by government to attract investors to invest in manufacturing industrial sectors in Malaysia. Due to this, more industrial sites are needed to meet the demand of investors. Accordingly, keen competition has risen among the industrial property developers in Malaysia in order to upgrade the marketability of their industrial property development projects in Malaysia, in order to archieve the targetted marketability of their projects, it is of great importance that they are well informed of manufacturing industrial operators major considerations in locating manufacturing industrial sites. A study has been done in order to identify factors which are taken into consideration by manufacturing industrial operators in locating industrial sites. This study has been conducted on various factors including location and access factors, site characteristics, building characteristics, legal restrictions and government policies in relation to manufacturing industrial development, and regional economic standing. In the course of trying to archieve these objectives, a questionaire survey has been carried out to gather the responses from manufacturing industrial operators in the study area. Data collected has been analysed by several analysis methods, namely, Multidimensional Scaling Analysis, Cluster Analysis and Discriminant Analysis. Mulitidimensional Scaling Analysis has been used to identify the determinant factors in locating industrial sites and to determine the level of significance of the factors, looking at the manufacturing industrial operators perspective. Cluster Analysis has been adopted to categorize manufacturing industrial operators into different group based on their responses to factors influencing them in choosing manufacturing industrial sites. Discriminant Analysis has been used to see the difference of their responses to various factors. From the result of the analysis, we can recommend manufacturing industry factory users' major considerations in choosing their industrial sites. It is forecasted that industrial operators will focus on factors in relation to reducing the transportation and production cost, saving in time and availability of facilities. In addition to this, factors such as security, local demand for products, attitude and policies of government towards industrial development will also be emphasized. As a conclusion, this study significant to industrial property developers, manufacturers, government agencies involved in industrial property development and consultants to upgrade the marketability of their property development projects.
