Summary:This article presents Florianopolis’ real estate sector under the perspective of the New Economical Sociology (NSE), using the social insertions as a category of social economical analysis. The results are presented in phases: i) Bibliographic research on NSE, mapping and analysis of social insertions in Florianópolis; ii) Social insertions sophistication, mapping and analysis in the Downtown District of Florianópolis, iii) Surveys and econometrical analysis. Among the main conclusions, a close relation between social insertions, the real state sector growth and the appreciation of city areas can be noticed. The research points out that NSE is as an appropriate theoretical framework to evaluate the complexity of social relations in the real state sector and the social insertions as subsidies for urban planning and management.
