Summary:Since Tehran is surrounded among of northern and southern faults, it is probable that in case of activation of northern fault, a seven-Richter earthquake and in case of activation of southern fault, a six-Richter earthquake will occur in Tehran. Also this earthquake has been illustrated by researches of international agency of Japan (Jaika) so that if fault in Rei becomes active, the biggest damage originating from earthquake will occur. The fact that the  majority of old texture parts of Tehran are situated in areas with high risk of earthquake and lack of vital public services which are among the problems of urbane  old textures, increases the importance of attention to these issues. The aim of this article is to investigate the properties of old textures and applying of methods and existing approaches in order to evaluate potential risks caused by earthquake while employing a conceptual model presented in order to determine potential risks qualitatively in Eastern Sanglaj , situated in district 12 of Tehran.  The results of study show that blockage of the width of roads and ruining of buildings are the highly potential risks of studied area.
