description | It is a big challenge to determine the intrinsic value associated with all attributes existing in a property. It is also difficult to predict this value accurately, because in real estate market there are several properties with distinct characteristics. This study aims at developing a mathematical model capable of estimating the financial return on investments in urban residential apartments destined to lease in São Paulo city, SP, and identifying characteristics that promote a greater profitability for these residential apartments. In order to do so, hedonic multiple linear regression models capable to predict the values of sale and rent have been developed. With these models, and the ratio between the predict values of rent and sale, it was possible to build a new regression model in order to determine the profitability in the rent of residential apartments. Using the analysis of this new model it was possible to determine the characteristics on apartments that present the best profitability on real estate market. |
