description The article examines a pressing problem of an effective investment portfolio formation. An effective investment portfolio is being formed from investments in the market for Lithuanian securities and real estate of Vilnius, considering the theoretical and practical aspects of forming an investment portfolio based on researches of foreign countries and Lithuanian investigation. An interpretation of different assets interaction allowed to reveal the suitability of real estate for investment portfolio diversification, safeguarding against cost rise, and the assurance of higher investment return. The analysis revealed that investments in the residential real estate market could significantly reduce the risk of the portfolio or increase its return; it could also hedge against inflation. Finansinių ir nekilnojamojo turto investicijų portfelio formavimo aspektai ir galimybės Santrauka Nagrinėjama gyventojams aktuali efektyvaus investicinio portfelio formavimo problema. Įvertinant teorinius ir praktinius efektyvaus portfelio formavimo aspektus, atsižvelgiant į užsienio šalių ir Lietuvos mokslininkų atliktus tyrimus, formuojamas efektyvus investicinis portfelis iš investicijų Lietuvos vertybinių popierių ir Vilniaus nekilnojamojo turto rinkose. Skirtingų aktyvų sąveikos interpretavimas leido atskleisti nekilnojamojo turto tinkamumą investiciniam portfeliui diversifikuoti, apsidrausti nuo kainų kilimo bei užtikrinti aukštesnę investicijų grąžą. Apibendrinant tyrimo rezultatus teigtina, kad investicijos  į  nuosavą  gyvenamąjį  būstą  reikšmingai  sumažina  portfelio  riziką  arba  padidina  jo  grąžą  ir  suteikia  galimybę apsisaugoti nuo infliacijos.
