Summary:This essay seeks to review the recent production of private residential enclaves in the city of São Luís as a basic pattem of the new forms of the city's housing production. This analysis is organized around five central themes: land use, urban mobility, the environment, urban management and urbanity. It also presents some challenges that must be faced in São Luis to break the territorial privatization process and the impoverishment of the city's narrative tissues.
