| Summary: | This study aims to identify the socioeconomic variables that influence the prices of urban lots in the municipality of
Juazeiro do Norte (Ceará) in the period from 2001 to 2011. In order to fulfill this objective, it was estimated an
econometric model of multiple linear regression, in which the price of the urban lot was considered as a dependent
variable and the explanatory variables were the population’s per capita income, the size of the urban lot, the distance
from the urban lot to the Diocesan Sanctuary of Juazeiro do Norte and to the Higher Education Institution, represented
by the UNILEÃO University Center – Health Campus. The results showed that the per capita income of the
municipality and the size of the lots in square meters had positive elasticities in relation to the price of the urban lots of
Juazeiro do Norte, whereas the distance from the urban lots to the district of the colleges and to the center of the city,
where the Diocesano Sanctuary of Juazeiro do Norte is located, which captures the religious tourism, showed a negative
relationship with the price of the urban lots, indicating that as the distance from these lots to the places that boost
investment increases, the prices of the urban lots tend to be smaller. |
