Summary:With the change of Chinese economy from planning system to market oriented system, the change of real estate market also presents its own special feature. In this thesis, I emphatically analyzed the problems produced during the real estate market is shaping. Based on the situation of commercial residential buildings trade, I analyzed its demand trend, and identified the influential elements to the demand. I concluded that the mechanical increase of population and the improvement of credit conditions were important to promote the demand rise, while the higher price restricted the expansion of affordable demand. Central and local government has made and released House Reform policy, which raised the resident is consumption desire and capability.
