Summary:The purpose of this research is to analyze the influence of location elements on residential land value in Malang Regency, with the objects of study are several residential areas around the circumference of city. Analysis method applied on cross sectional data in this research is multiple regression analysis. The dependent variable used in this study is the residential land value and the independent variables are distance to the main road, city centre (main CBD), sub central business district (sub CBD), offices, center of transportation, colleges, recreational area, and the dummy variables such as mountain view, many residential neighborhoods in the surrounding area, the availability of public transport modes through to the residential gate and the condition of the residential areas is newly built. The data used in this research were cross section data covering 58 samples, taken by using purposive sampling technique. Residential land value data was the result of assessment of an Office of Public Appraisal Services converted entirely to the September 15 th 2012 as the date of the research. Distance data (route distance) were measured by using the Google Earth ruler facilitiy. From fourth alternative model applied that are linear, semilog (log-lin and lin-log) and double-log, doublelog model w er e ch o sen as the best. The results showed that only five variables of distance and two dummy variables that affect the residential land value. The variable distance to the center of transportation, sub CBD, offices and colleges give a negative influence significantly to residential land value. In contrast, the distance to the main road and dummy variables such as many residential neighborhoods in the surrounding area, the availability of public transport modes through to the residential gate give a positive influence significantly to residential land value. The results of this research indicate conformity with the theory and previous hypothesis except the distance to the main road give positive influence significantly because likely the object of study is a segment of the residential property, so consumers do not like with nuisance of traffic and noise from the main road.
