| description | This research entitled �Analysis Common Asset Management among
Yogyakarta Palace, DI Yogyakarta Province Government, and Santika Indonesia
Hotels and Resort in Managing Royal Ambarukmo Hotel� is aimed to analyze and
to study about collaboration agreement in the management of common asset of
Yogyakarta Palace that is Royal Ambarukmo Hotel. There are three main parties
involved. It includes: Yogyakarta Palace as the owner of Royal Ambarukmo
Hotel�s property, DI Yogyakarta Province Government as the supervisor of this
re-operational process of Royal Ambarukmo Hotel as this building is categorized
as one of cultural pledges, and Santika Indonesia Hotels & Resorts as the investor
who invests their capital to re-operate Royal Ambarukmo Hotel.
This research applied the combination of qualitative and quantitative
research method. Qualitative research was applied to find out the details in the
collaboration agreement among those three parties including the regulations on
what can and cannot be done, right and obligation of each party, and some basic
concepts of Sultan Ground, regarding to the fact that the property of Royal
Ambarukmo Hotel is located on the land of Yogyakarta Palace. Meanwhile, in
quantitative method, the researcher applied some testings using project evaluation
method. These testings were applied to find out whether or not the re-operational
process of Royal Ambarukmo Hotel brought business profit to the investor. Based
on the calculation and estimation result during the next fifteen years, it was known
that through the investor�s side this project deserved to be undergone. It was
shown by the value of each calculation of NPV, IRR, and PV where the results
were all the positive. |
