总结: | This research discusses about Gadjah Mada University building
maintenance. This research aims to estimate the maintenance annual costs over the
life of the building and to identify the level of importance and performance success
factors of building maintenance. Maintenance of assets, in particular the role of the
building is very important that in addition to maintaining the physical condition
and functionality but also increase the value of these assets. The building
maintenance costs of Gadjah Mada University is sizeable consists of routine
maintenance, cleaning and repair services. Considering of that reason, planning
and efficient cost controlling are necessary to gain the purpose.Linear trend model
is used to calculate the estimated annual maintenance costs.
The dependent variable in this research is the building maintenance cost in
Gadjah Mada University, while the independent variables are the building life, the
building area, quality of construction, the building condition and employees. The
used data are panel data from 7 building faculties which constructed by dari Japan
Bank of International Cooperation (JBIC) from 2007 to 2011. The analysis tools
used in this study consist of analysis tool for secondary and primary data. The
analysis tool for secondary data is used to estimate maintenance cost by using
Linear Trend Model and for primary data are using Importance Performance
Analysis, Likert scale, validity test and reliability test.
The results from this research using Linear Trend Model are knowing
annual maintenance cost standard per m2 of buildings and annual maintenance
costs estimation per-m2 building for 25 years start from 2012 until 2036. The
resultfrom estimating building maintenance costs of Gadjah Mada University in
2012 is Rp9,751,207,895.00 and increasing 2 persent per m2. Result from costs
standard analysis shows that the planning and controlling of the building
maintenance costsareefficient, but aren�tsupported by setting of the standard
maintenance costs according to regulations and aren�t supported by optimazion in
usingthe officebuilding yet.
