Summary: | Vacant land is a phenomenon in some cities in the world. It is generally believed
to generate negative impacts for the city. Various factors are possibly as the causes
of this phenomenon. Regional characteristics differences determine different
factors behind this phenomenon. This research tries to explore the characteristics
of vacant land in the City of Yogyakarta which includes the spatial pattern,
ownership, and physical condition and further identify the cause of the vacancy.
Both primary and secondary data are used in order to achieve the purposes.
Speculative private ownership is indicated as the major cause of vacant land in the
City of Yogyakarta besides some specific factors such as disaster, extraordinary
price, lack of fund and investors, saving from tax and maintenance cost and
repeatedly transferred. The finding of this research proposes mechanisms that
encourage the land development and minimize the negative effect of vacant land
through clean and maintenance mechanism and tax system.
