Summary: | Land assets optimization of Mini Stadium former land located on the road
RO Ulin Haji Idak Banjarbaru that belongs to government of Banjarbaru City is
using analysis of highest and best use, done by property productivity analysis that
includes the physical aspect and location of the land as well as aspects of the rules
and regulations using threshold testing with a rating grid thus obtained which the
use of alternatives that allowed. Further analysis is an analysis of demand and
supply which describes economic conditions both macro and micro, financial
analysis, and illustrate the feasibility of an investment analyst at maximum
productivity. This study also analyzes the impact of social, economic and
environmental.
This study consisted of primary data and secondary data. Primary data
include physical data consisting of the size, shape, topography and soil conditions,
available utilities, parking and surrounding environment was obtained through
field observations, the data revenues and expenditures, as well as the occupancy
rate was obtained through structured interviews. Secondary data were obtained
from the Central Bureau of Statistics and related offices in the City of Banjarbaru
Productivity analysis resulted two eligible and allowed alternative land uses that is
the use of a multipurpose building and building sports centers, based on market
analysis, financial and market analysis and maximum productivity analysis by
looking at several indicators of financial viability is the Net Preset Value (NPV),
Payback Period (PBP), Internal of Return (IRR), Profitability Index (PI), and
Equality Annual Annuity (EAA) resulted the use of the sports center building
indicated better than the use of a multipurpose building so that alternative use of
the sports center building is the most optimal alternative use.
