description The objective of this research is to investigate and analyze how the level of capitalization of property home store in the city of Bukittinggi and the factors are influence it. Factors thought to effect the property home store in the city of Bukittinggi are buiding area (LB), parking area (LP), building age (UB), number of floors (LT), the distance to the city center (JRP), lease time (TS), and location (LO) as a dummy variable. This research used directly surveys. Data used in the research is cross sectional data sampling with 90 samples spread over each research site in 2014. Methods of data collection property using purposive sampling home store in the city of Bukittinggi in the form of decision making samples in which data of selected samples adjusted to predetermined research criteria. The data collected consisted of primary data and secondary data. Data analysis methods are use in the analyzes consisted of calculating the capitalization rate, calculating the central tendency and multiple regression analysis (OLS) for determine the factors that effect the property capitalization rate. The result of the regression using OLS regression, and then tested with a statistics criterion, econometrics and economics. The results showed that the level of capitalization of property home store in the city of Bukittinggi is 5.42 percent. There are differences between the capitalization rate each research area. The result of the regression analysis shows that the parking area (LP), building age (UB), number of floors (JL), the distance from the city center (JRP) and location (LO) have a significant influence amounted to 57.97 percent of the property capitalization rate home store in Bukittinggi.
