Summary: | This study aimed to calculate the estimated annual maintenance costs over
the life of the building and identify the level of importance and performance
success factors of building maintenance. The role of asset management in
particular in building maintenance is essential to preserve the value of physical
assets including stock of building, maintaining buildings worthy condition
function and keep the condition of buildings reaching statutory and regulatory
requirements so it takes planning and efficient cost control that goes with optimal
maintenance purposes. This study used purposive sampling with the number of
respondents 50 respondents. Linear trend model is used to calculate the estimated
annual maintenance costs and the importance of building performance analysis
(IPA) is used to identify the level of importance and performance success factors
of building maintenance.
The results of the study with Linear Trend Model known standard annual
maintenance cost per-m2 building for 10 years ie from 2014 to 2023. Estimated
cost of building maintenance PPIKSN 2014 amounted Rp930.493.440 and
increased cost-per-m2 2 percent and the increased cost of Rp46.063.360.
Importance of research results with a Performance Analysis shows that there are
six factors of success of building maintenance that still needs to be improved
performance. These factors are the existence of an emergency maintenance
program / unplanned maintenance work history records building, identification of
the cause of damage to buildings, in buildings where maintenance personnel
program exclusively for hygiene (for rooms), Description of work / maintenance
job descriptions, measurements performance in building maintenance terdefenisis
