Summary: | This research was conducted to determining fair value roads Trans Darame,
KH Achmad Syukur, Merdeka and Dermaga Ferry is located on Morotai Island
district with assessment dated March 4 2014, using the depreciated replacement
cost (depreciated replacement cost/DRC). This method is done by calculating the
replacement cost of the building (gross replacement cost) is no net shrinkage
occurs and the added value of the land.
The data used in this study are primary and secondary date. Primary date
from interviews and direct observation, the data includes the physical condition of
the road which includes dimensions, type and amount of equipment that is
attached to the road, extensive damage to the road surface and the offer price/land
transactions in assets under study were about. Secondary data obtained Morotai
Island Department of Public Works and Non-Vertical Unit Specific (SKNVT).
Furthermore, the construction of replacement cost calculated by quantity
surveying while depreciation or depreciation calculated by the method of road
construction detail visible. Land value is estimated by the sales comparison
approach.
The results of the analysis using the normal scenario that corresponds to the
date of assessment shows that the indication of the value of the subject property is
Rp88.528.500.000. Which comprises the gross replacement cost of road
construction on the Trans Darame, KH Achmad Syukur, Merdeka and road
Dermaga Ferry is Rp79.951.000.000. The estimated depreciation is
Rp1.002.500.000. Indicative land value of Rp9.580.000.000.
