Summary:This research intends to determine the land appraisal model around Bantar Gebang waste disposal site in Bekasi by using criteria of air pollution caused by the garbage. Other factors considered are land area, frontage, street width and the land use types. This research used cross section data collected by a purposive sampling method with totally 54 samples which were taken proporsionally according to pollution criteria in the study area, i.e., in Ciketing Udik village, Sumur Batu and Cikiwul. The land value and land area data were taken from PPAT monthly report in the year 2002 about land selling and buying transaction which were available at KP PBB (Local Land and Building Tax Service Office) Bekasi Satu. Data related to the pollution criteria were obtained from questioner and survey of the people living in the area surrounding the waste disposal site. By buffering and overlay technique, pollution criteria for each parcel around waste disposal site could be developed. Street width and frontage data were obtained through parcel maps. Land use types data were obtained by parcel map identification and fieldwork verification. The linear-logarithmic model was applied for multiple linear regression analysis. This analysis was done to examine factors influenced land value and determine the appropriate model at the study area. The result of the research indicated that the appropriate model for land value estimation at study area was linear-logarithmic. Frontage could not be included in this such model. However, land area factor, street width, land use type and pollution variables used in the criteria had significant influence toward the land value. That were indicated by its coefficient of determination (R2) which was 87,99%. The uniformity degree was measured by Coefficient of Dispersion (COD) which was 19,48%. It indicated that the model could be applied at the study area. The result of the research also indicated the Geographic Information System could be used as a tool to obtain attributes which were required in the model formation and to serve land value distribution map as well.
