Summary: | The development of higher education institution in Yogyakarta leads to the growth of students boarding houses in urban fringe area. Many residential houses have changed to student boarding houses. The increase of heterogenity population changes community's social orientation, from communal into individual. This transformation gives significant effect on the spatial order of houses and their surrounding.
This research is conducted on boarding houses in Tawangsari village, through naturalistic approach to find a holistic description of development in which the spatial transformation of houses and their surrounding are found. The samples and themes are defined within synchronic and diachronic approach, comulatively. Tentative themes from earlier cases are related inductively to other case to find a local theory.
The results of this research are as follows: (1). there are four boarding house's patterns which can be determined by the used space, the relationship between owners and renters, and the characteristics of constructions. Those patterns have been changing evolutively within two stages, temporary conversion and permanent renovation/expansion, to find an ideal model
