Summary: | The focus of this research is an asset to the asset management of land and
buildings by analyzing the level of importance and the level of performance
determinants in asset management which was conducted by the Government of
the Sangihe Inslands Regency, also recognizing the priority of these factors for the
increase in asset management Sangihe District Government. This study used two
methods, the Importance-Performance Analysis (IPA) and the Kruskal Wallis
method. IPA method is a method introduced by Martilla and James (1977) which
connects the level of interest and level of performance in two-dimensional
diagram that is divided into four quadrants (A, B, C, D). Kruskal Wallis method is
a method used to measure differences in perceptions between groups of samples.
In this study, the Kruskal Wallis method used to measure differences in
perceptions of a sample group consisting of management of goods, a member of
the board (Commission C) and a Member of Social Institutions (NGOs).
Results from this study with the method of IPA of 23 factors that play a
role in asset management of land and buildings, there are 9 factors is located in
quadrant A (Concentrate-here), 3 factors are in quadrant B (Keep up the Good
Work), 4 factors in quadrant C (Low priority) and 7 factors are in quadrant D
(Possible overkill). The factors that are in quadrant A are the factors that are very
important to be a priority by the Government of the Sangihe Regency in efforts to
improve asset management of land and buildings. The test results using different
perception Kruskal Wallis concluded that there was no difference in perception
between the management of goods, members of parliament and member of
Commission C of NGOs in assessing the level of importance and performance
levels 23 factor in asset management of land and buildings in Sangihe Islands
Regency Government.
