Summary:The cemetery is a public facility that must be available when there are residential communities. The presence of cemetery in the vicinity of the residence its own impact. Cemetery provide convenience to the residents nearby to bury the corpse when someone dies. But the cemetery has the potential to spread toxic substances due to the decomposition process corpse are buried in the cemetery. Both effects are associated affect residential property values around the cemeteries. This study has two objectives. First, analyze the influence of the Precet cemetery on the value of land and houses around the Precet cemetery as the Subject Area with the value of land and houses in areas not directly affected by the presence of the Precet cemetery as a control area. Second, analyze the influence of the distance of the cemetery, the quality of building, land size, building size, and distance to the CBD on its value. The analysis tools in the form of two different test average and multiple regression analysis with log-lin model. The results showed that the average value of homes in the subject area is lower than the average value of land and houses in the control area. The value of land and houses are significantly influenced by the distance to the cemetery, the quality of buildings, land area, building area, and distance to the central business district (CBD). The value of houses will go up 0.000757 percent for each additional distance of 1 meter from the Precet cemetery. Houses with good building quality, higher value of 9.2 percent compared with houses that quality is not good. Each additional 1 square meter area of land will increase the value of houses at 0.001335 percent. Each additional 1 square meter building area will increase the value of houses at 0.003977 percent, and the value of houses will decrease by 0.000162 percent for every additional 1 meter distance from the central business district (CBD).
