can bring visitors from around the world. The existence of GWK Cultural Park
conjure soil around the pedestal region previously barren hills, barren and not
interested in a land of high value which is very drastic, especially in support with
views that can bind with the spatial visibility to 20 km so that it can be seen from
Kuta, Sanur, Nusa Dua up to Tanah Lot.
The purpose of this study was to analyze the influence of the existence
of the Garuda Wisnu Kencana Cultural Park on the value of land in the vicinity.
Data used in this research is secondary data derived KPP Pratama Badung Selatan
in the form of PPAT monthly report in Badung Regency. The data analyzed are
land transactions around the GWK Cultural Park Area and outside the GWK
Cultural Park Area. Sampling using stratified random technique proportionately.
The analytical tool used in this study is multiple regression analysis with cross
section data. The dependent variable in the form of land value, while the
independent variables were distance to roads, distance to the CBD, the location
dummy, and time dummy.
The results showed that all independent variables significant effect on
land value. Variables, distance to the CBD, and the distance to the road
significantly and negatively affect the value of the land while the location dummy
and time dummy has a significant and positive impact on land value. |
