in the surrounding Sewon District and Bantul District, and financial feasibility
analysis for each proposed use.
The research data in the analysis will consist of primary and secondary
data. Primary data includes data revenue, rent and expenses at proposed as an
alternative to the use of, obtained by observation of similar properties, while the
physical data covering land area, land form, environment and others - another was
obtained through direct observation. Secondary data obtained from Central Data
of Statistics and institutions - government agencies in Bantul and from the official
website of Bank Indonesia and the site damodaran.com.
The result of the analysis concluded the three proposed land use
appropriate and allows the use of futsal property, homestay and restaurant. Net
Present value (NPV) for each proposal in that the proposed outhouse is negative,
thus the only proposal futsal property dan Restaurant which was continued for
additional finance ratio analysis.
Based on indicators of financial viability subsequent to the Internal Rate of
Return (IRR), Pay Back Period (PBP), and Benefit Cost Ratio (BCR), then the use
of futsal field indicated better with the use of restaurant that concluded that the
proposed use of the futsal field is the highest and best use.
