Summary: | The highest and best use method is applied to analyze parcel of elementary
school 01 Pagi, Kelurahan Karet Tengsin, Kecamatan Tanah Abang. It conducted
with analysis of property productivity in law aspect, regulation and also aspect of
physical and location, continue with SWOT analysis so it can be obtained a
possible alternative usage. Thus, conducted with supply and demand market
analysis, geographic information system analysis, finance feasibility analysis for
each usage proposal and also investment scheme analysis.
In this research, the data to be analyzed consist of primary data secondary
data. Primary data containing the land valuation, the market competition, the
incomes data, rent and expenditure that rose to be an alternative size measure,
tread�s form, topography, utility and others was obtained through direct
observation. Secondary data was obtained from Statistical Center Organization
(BPS) and urban planning department of Kota Administrasi Jakarta Pusat.
From the result of the analysis was gained two competent and possible
farm usage proposals that is the use of apartment-retail and apartment-office.
Based on the indicator of finance feasibility by Net Present Value (NPV), Internal
Rate of Return (IRR), Pay Back Period (PBP), Benefit Cost Ratio (BCR), thus,
the mixed use of apartment-retail to be best indicated comparing to apartmentoffice,
so that can be concluded that the alternative using of apartment-retail
represent the most optimal.
Subsequent analysis was to compare the scheme of coorperation between
the rental scheme with built operate transfer scheme, so local government of DKI
Jakarta can make it as benchmark development investment by investor.
