| Summary: | The objective of this research is estimating road valuation on Baloho
Telukdalam link Road in Southern Nias Regency using Depreciated Replacement
Cost (DRC) method and Geographic Information System (GIS) technique in 2011.
It is a qualitative research which had been held in 2011 using cluster sampling.
There are 46 respondents who made their vacant lands sale transactions during
2009 until 2010.
In order to achieve the objective of the research, data analysis uses certain
instrument, that is Depreciated Replacement Cost (DRC) method whose
calculation by estimating Reproduction Cost New (RCN) subtracted by
depreciation that occurs. Correlation among independent variables such as land
width (LT), front width (LD), distance from CBD, and marshland dummy variable
(TR) can be observed using multiple regression models with statistic test,
economics test, and econometrics test. Locations of each such property can be
displayed clearly by visualization through maps using Geographic Information
System (GIS) which have been processed by MapInfo Professional 7.5
application.
The analysis shows that road valuation using DRC method on Baloho link
road can support local government of Southern Nias Regency, especially
Settlement and Regional Infrastructure Office of Southern Nias Regency in
compiling balance-sheet budget of Regional Government Service Units, the result
calculated by DRC method is Rp791,017,178.94. GIS shows every road in the
region of Southern Nias Regency Government clearly and precisely.
