Summary: | This research objective is to analyze the factors that affect demand for the
type-36�s houses in the residential area of Bantul, Yogyakarta period 2007-2010,
which is limited by house prices, inflation, crime rates, and population. This study
uses secondary data sourced from the Central Bureau of Statistics publications,
and transaction data from residential with type-36 in district of Bantul. Data
analysis was performed with a panel regression methods through a common
approach effect.
The results showed that the house price's variable, the rate of inflation, and
the population has a positive effect on demand for the type-36's houses, while
crime rates negatively affect the housing demand of type-36 with the assumption
of ceteris paribus. Home price is the most significant variables affecting the
housing demand of type-36, this can be seen from its t-statistic of 14.66992 with a
higher probability of 0.0000 compared with other variables. Having done a
thorough test of the coefficient (Test F) states that the dependent variable is
jointly affect the dependent variable in (α) 5 percent. Results of coefficient of
determination (R2) states that the independent variables affect the dependent
variable of 97.6335 percent. These results were free
from autocorrelation problems where testing was carried out by the method
of Durbin Watson.
