Summary: | The study aims to analyze the impact of the existence of roads T.
Panglima Nyak Makam that has the type of secondary arteries to the land value.
The analysis done was to test if there are differences in land value before and after
the road and also analyzes the factors was affecting land values in areas close to
the road.
The data analyzed in this study is cross section data during the period of
2008 until the year 2010 with data sampling technique was purposive sampling.
The data is located in the Ceurih Village, Ie Masen Ulee Kareng Village, Doy
Village, Lamglumpang Village, Lamteh Village, Ilie Village, Pangoe Deah
Village, Lambhuk Village and Pangoe Raya Village in Ulee Kareng district the
City of Banda Aceh, Aceh Province. The approach in this study using multiple
linear regression through the method of OLS (Ordinary Least Square).
Variables used in this study is the dependent variable value of the land,
the independent variable land area, road width, a distance of land to the road T.
Iskandar, the distance of land to the road T. Panglima Nyak Makam, the distance
of land to the CBD area, and dummy variables of time transaction before and
after there was the road T. Panglima Nyak Makam. The analysis showed that the
area of land, width of the road, the distance parcels of land to road T. Panglima
Nyak Makam has negatively and significant impact on land values per square
meter, the distance parcels of land to the Road T. Iskandar has positively but
insignificant, the distance parcels of land to the CBD area were no significant
effect, the transaction time dummy has positive and significant impact on land
values square permeter in the district Ulee Kareng.
