Summary: | This study aims to analyze the influence of physical characteristics and
location on housing prices in Panorama Residence in Dumai in 2011. Factors of
household characteristics are building area, spacious master bedroom, number of
bedrooms, number of floors, building age, dummy garage and a sport and
volleyball court at Panorama Residence.
The data used in this study is the primary data obtained from
questionnaires directly to the owners. This study uses cross section data by using
purposive sampling method and obtained a sample of 46 homes. Analysis tools
used in this study is a descriptive analysis and multiple linear regression analysis
for the four broad categories based on land area.
The results of descriptive analysis showed the average house price
Rp185.710.000 with the lowest house prices Rp106.920.000 and the highest
Rp316.710.000. The average land area of 168.85 m2 with a range of 120 m2 to300 m2. The results of regression analysis showed the overall building area,
spacious master bedroom, number of floor and the dummy garage variables have
positive and significant on housing prices, while the building age and distance
from a sport and volleyball court variables give significant negative effect on
housing prices. At home that has a land area of 150 m2, only building area and the
number of bedrooms variables and both have a significant positive effect. At
home with a land area below the average (120-168 m2), significant variable
affecting the price of the house is a building area, spacious master bedroom and
the number of floors that have a positive influence, while the distance from the
sport and volleyball court variable give the negative influence. In addition, the
building area, number of floors and dummy garage variables had positive and
significant effect on housing prices in a house with an area of land above the
average (170-300 m2).
