Summary: | This study aims to analyze the influence of the location and characteristics
retail property on rent price in Depok Sleman Yogyakarta. Location factors
include the distance to CBD, distance to Colleges, distance to Housing and
Hospitals. Physical characteristics of property include building area, land area and
building age.
Data used in this study is the primary data obtained from questionnaires to
the spread of tenant and owner of retail property. This study used a cross section
of data using simple random sampling method and obtained a sample of 58 retail
property. Analysis tools used in this study is a descriptive analysis and multiple
linear regression analysis for the four broad categories based on the shop building.
Descriptive study shows the average retail property rents Rp55.638.000
with the lowest prices Rp21.000.000 and highest Rp90.000.000. Average building
area are 123 square meters with a range 70 square meters to 180 square meters.
Regression analysis with building area above 100 square meters showed
variable building has positive and significant effect, while the distance to CBD,
distance to Housing, distance to Hospitals and building age variable has
significant negative effect on rents. Retail property with building area of below
average (below 128 square meters) showing the land area variable has positive
and significant, while the variable distance to College and building age variable
has significant negative effect on rents. Retail property with building area above
the average (over 128 square meter) showed building area variable has positive
and significant, while the distance to CBD, distance to Housing and building age
variable has significant negative effect on rents. Retail Property with total
building area showed building area variable has positive and significant, while the
distance to CBD, distance to Colleges, distance to Housing, distance to Hospitals
and buildings age variable has significant negative effect on rents.
