(Facility Management)) Sustainable development is a concept pioneered 15 years ago. This concept is becoming increasingly important as stakeholders in the construction industry begin to recognize the impact of a building on the escalation of environmental crisis as well as its contribution to climate change. To address this crisis, the concept of green building was introduced as an alternative to the existing building construction. Green building is a resource-efficient building with minimal environmental impact and is considered new in the construction industry. Therefore, a competent project manager is essential in determining the success of a green building. However, in Malaysia, there is a huge gap between the performance of green buildings at the planning stage and their performance when they are finished and ready to operate. This means that these green buildings have failed to address the issue of sustainability because the buildings upon completion did not meet its construction objectives. Based on an initial investigation that was carried out, the results showed that incompetent project managers without having actual knowledge and skills about green construction were appointed. Therefore, the study was conducted to determine the competency of green building project managers in Malaysia and examine the relationship between the competency of green building project managers and the Green Building Index Malaysia in ensuring successful construction of green buildings. The study used two methods comprising an interview with an expert and a survey where questionnaires were distributed to 167 green building project managers who have been certified by the Green Building Index Malaysia. The data obtained were analysed using content analysis, frequency and Mean Rank as well as SEM-PLS. The final findings of the study showed that competent project managers need to have 4 competencies which are traditional knowledge, green building knowledge, human skills and conceptual skills. Each competency has their own sub-competencies, which include planning and scheduling, cost management, risk management, safety and health management, stakeholders management, green building material management, sustainable construction, water efficient, environmental knowledge, sustainable standards, sustainable objectives, sustainable design, green strategy, green need, familiar with green product and its market, team working, decision making, human behaviour, visualization and proactive planning. These competencies and sub-competencies are required to ensure successful construction of green buildings in Malaysia. The findings of this study could be viewed as a new contribution to the body of knowledge on sustainability by being the basis as well as reference for the academics and industry to ensure that the green building industry remains relevant and achieves sustainable development.
